How does he accumulate good quality properties with so little money?

Leverage is a good method of accumulating wealth.

If I were to sell and invest the $183,000 elsewhere, I’d need to earn about 23% annually to accumulate the same amount at the end of four years.I’d appreciate any opinions on which option might be the best one!

After accumulating enough properties they could put enough money in your pocket to cover your rent and also give you cashflow.I have never owned any real estate where I have actually personally lived in but have been involved in over 100 flips in the last few years and own numerous properties.Still renting hahaJust an opinion ;)Thanks for reading.

Don't worry about transferring all the property accumulated to the LLC, just put new acquisitions in the LLC. 

I am also a newbie investor myself and from reading your post, my advice would be to take action now rather than waiting to accumulate the larger down payment.

Are you more interested in cash flow or longer term wealth accumulation?

It may be an easy way to accumulate equity in your first house along with getting a sweet loan deal.
