I have a rental in Southern California that has some equity and am thinking about selling it to get a better return on the equity that is just sitting there.

However, the southern half of this same zip code has a lot of room for improvement. 

The school district at the southern end of the city is called Madison and it is not a strong school district which is one of the reasons the housing prices are so much lower.

Being long distance this area is pretty easy to fly to via Jackson and the maintenance is low in this southern area.

As far as an exit strategy, I can speak to southern Maine, you'll find the appreciation has been incredible!
