@J Berk I am kind of shooting blind with your situation because I don't really have anything to relate it to even though I own a mobile home park.

Our apartment complex had a policy packet that was 16 pages,, included everything , also had a page with moveout cleaning charges like clean the stove was $125.00 , missing blinds were $35.00 for window, 85.00 for patio, clean window were $15.00 each for example.It gave noise requirements, where to dispose of trash, what was acceptable for trash, and listed charge for any large items left like couch was $50.00 to dispose of, mattress $25.00 box spring $25.00 so we were covered if they put any large items out.It covered roommate changes to lease, what a lease buyout fee was, how to pay your rent, how to give proper notice, late fee charges, charges to change lock,, how much lock out charge was to come and open your door. 

When in fact this guy owned the home free and clear it appears.BP is a great resource but just because someone posts on BP or is a BP member does not elevate them to a position of blind trust and faith..

If Cali retirees can not see the value compared to Florida or NV they must be blind.

There's slim to nil chance of seeing deals even close to that in the UK (unless I'm completely blind to them)... maybe I should move to Chicago...

The true American Dream starts with a spark of epiphany, wisdom, or insight that others are blind to or just never had the opportunity to learn.   

So, my contrarianism is not so much to expect that folks would run out and copy my exact strategy, but rather to actually give some thought and not necessarily blindly follow the standard approach with the standard assumptions. 

Everyone who is just blindly saying you need to fire people is just reacting with a herd mentality with no basis for a logical opinion considering you didn't provide a complete story.What you described was landscaping.

Once I got them out and cleaned and painted and hung new blinds and replaces light globes, it was a pretty decent place.
