Not all FHA loans are created equal and some lenders work magic with them but asking a Seller to clear a section 1 report or fix any other "health and safety" issues is very unlikely as there are just too many buyers willing to take on work after closing as long as it is baked into their price. 

Are you saying that you've magically had 2 offers and 2 other properties go under contract in 24 hrs after not a single multi in the city or nearby cities have budged?

If you held it for a month, and your holding deposit reflected a month's lost rent, for instance, that would be fair.But, to charge a month's rent as a "holding deposit," when you only held the property for a few days, probably wouldn't fly in court.There are no real mystery magical clauses you can put into leases that allow you do do anything that is not "reasonable."  

@Nathan Waters If she doesn't have money to pay you then it probably isn't going to magically come from somewhere. 

Surprisingly pets magically show up and they are generally over 20lbs.

Before we went to this agreement, she had habitually been a late/partial payer, but always got the rent eventually paid.Did she magically turn into a perfect rent payer, with whom I never have to nag about the rent?
