You could offer to have a security system installed if the tenant doesn't mind you passing off the monthly monitoring fee to them.

If you can look into the 203K "streamlined" I would highly consider it, the non streamlined has a lot more moving parts and requires the assistance of an outside consultant to monitor the project.

Also, her house is 6 hours from where we live, so we don't have a good way to monitor it.So now we have thought about having her "sell" the house to us for a low price ($10 or something) so that we own it and can proceed with eviction.
