When the electrical panel you had wouldn't support the items you wanted to add to it, you should have recognized that; not necessarily that it wasn't enough, but that there might be an issue with it and to have an electrician look at it before you made the purchase.And again, these are not overages, these are change orders; not knowing the difference in another indication you got in over your head.

I was wondering if you all could throw out a few good names for an electrician you would recommend in the Charlotte area.

I initially considered the potential of a property that needs some work, but I have ZERO experience rehabing, dont know many contractors (I know one plumber and one electrician), and have never really done any construction work.

However, I would suggest getting a good honest plumber and electrician to give you an estimate on the concern areas.  

We are going to apply for a HELOC and put a team together, i.e, realtor, contractor, electricians, plumbers, dry wallers and real estate attorney.

A licensed master plumber and electrician will obviously take care of their respective permits, so I'm not as concerned about those, I just don't know much about the building permit application requirements on a rehab / gut.I'm not doing the work myself -- it will all be subbed out.

I'm currently a residential Journeyman Electrician here in the state of WA. 

I can save money by: digging septic hole myself, paying my uncle who is an electrician for the electrical, I have all the flooring already (brick for the bedrooms and bathrooms/bluestone for the kitchen/pine for the living room), I'm also in the military so I get 10% off at Lowe's on all materials.

I need to have them replaced, does anyone have a suggestion for a good electrician.  

I'm looking for an electrician that can diagnose and fix an outlet problem in my kitchen.
