The only 2 solutions for me was too dig it up and take roots out and re-angle pipe  or he said instead of doing a clean out every so many years I would have to do one on that building every 6 to 12 months at a 100 bucks a time.

Not sure how viable they are in many situations but interesting to keep in mind regardless.Since I deal with HML regularly I look at a 3-4% up front fee as standard and if I can get it with out double digit interest and secured by 1 or more properties then I will take that all the time!

(I think there was a post comparing this to stocks:  in my opinion, real estate appreciation is analogous to equity stocks and real estate cash flow is analogous to income / dividend stocks, especially the higher yield securities that spit out aroudn double digit yields but don't increase in value and normally decrease over time).It sounds like you have the usual "high risk, high reward" scenario.

They get to initial and sign 2-3 times per page(Digitally so it's not a huge hassle) but it helps alleviate the tenant disputes.

CMBS was more lenient on POH requirements - we received a CMBS loan despite having a high POH count, WWTP and wells.Local / Regional - Might be recourse, but can potentially do smaller loans.I've heard of a few a MHP lenders that will do sub $750K loans - reach out to me if you're interested and I'll see if I can dig it up in my notes.
