Having said that: I do this routinely because we get the properties way lower than list price and still sell it below list price.

Hopefully, I can retain most of the advice as I move forward but I believe keeping podcasts and forums like these as part of my routine should help.

The agents I speak to are uncomfortable offering a lower number.

You could have an addendum that tenant assumes responsibility for routine maintenance that would cover additional items like landscaping, smoke detectors, air filters etc.

So that most are uncomfortable with anything outside the safe harbor without a lot of zeros and attorneys behind the exchange - a lot!

You know the relevance, you know they are a necessary evil, but when you do them enough, muscle memory kicks in and it no longer requires active thinking to get you through the process and you can focus on the content rather than the routine of it.

That's why I posted this because it made me uncomfortable in the first place.
