I found one that plays the Cash Flow game by Rich Dad Poor Dad once a month, but that's not what I'm looking for. 

Great age for reading self development books: Rich Dad series, Millionaire Next Door, etc.  

If I had a rich Uncle and he funded my deals, I'd make sure that the AOM included him after the note was purchased.  

That is the part of representing investors that most traditional agents do not want to or feel they do not have to deal with.With that said, no one likes to feel like their time is being wasted. 

The Raleigh market is not cheap - unless you are willing to go into seriously sketchy parts of town (definitely not recommended, especially not for a newbe).Once you have an idea as to how much you can borrow "the traditional way", you can decide to move forward or whether to explore other options (@Brandon Turner  wrote the book on those).

I need all kinds of agents working at the company because I can get my flips sold in a heartbeat by the traditional, open house, sign posting agents; I need commercial agents for my big apartment complex deals, I need land only agents when that comes up, I need REO only agents.
