I realize my questions below are going to cover a wide swath of topics, and wasn’t quite sure where to post this.

I would respond that our Patriot - Founding Fathers were compelled to a revolutionary war because their overseers imposed too many laws that impaired their ability to realize their desired liberty and pursuit of happiness. 

Realize with low interest rates a lot of people are buying but if rates rise in the next few years sales volume will drop off and the market will be flooded with residential agents trying to make a living to survive.

The issue for people that realize that apartments are better than other types of RE investments (in some areas) is they may not have the finances, knowledge, or support to secure said communities.

This developer is well-known and well-respected in our small town, so I am not as freaked out as I would be if I were dealing with a complete stranger, but the more you mention stuff the more I realize i have no idea what I am doing......thanks for trying to educate me!

I realize that we will need to be wealthy to retire comfortably by the time I get to retirement age, thus the side biz I hope to be able to do. 

Ahhhh I realized where I misunderstood, and now have a much better answer to the question: the 50% rule does not include the mortgage, so you have to take that out of your $1875, too.  

Get yourself a good lawyer or property manager and let those who are made for this handle this for you.I say congrats on realizing this part isn't for you, turn it over, let someone else handle it and get back to what you are made for.

We like to raise the rent so it's expected and we keep the increases small so the renter's realize we're being nice to them.
