Have a tenant applicant and even the showing went really well and he seems really mature and responsible, the credit report looks strange.i know many people are doing short sales and foreclosures from being upside down and I don't want to get into the whether foreclosure is a sign of someone not meeting their financial obligations argument here.

Setting aside the unpredictability of the timing of a recession or its effect on the economy and/or the real estate market, every single poster who inquires about "waiting for the next recession" presupposes they are actually going to have the nerve to buck societal trends and dire economic warnings, zig when the entire market zags, and buy properties when the market tanks.

If I were you, I would replace any fabric, ie. carpet, I would pay a cleaning company a couple hundred buck to do a deep clean, change any HVAC filters, then I would go to Home Depot and buy an odor bomb or two.
