All portfolio loans are case-by-case basis and human judgement calls. 

Two thoughts after reading this thread...(1)  Don't you need to have a judgement against someone to have a legal debt in which to forgive?

So the tenants take that judgement and gets the Sheriff to seize the property and sell it to satisfy the judgement.The worst part is that the house was free and clear!

You can file a trespass eviction (7 day notice to vacate), get a judgement and call the baliff to do the dirty work and force them to vacate.I would start by sending a couple official letters and see if they call.
