As with any rental anywhere there are a certain amount of risk and that's no different in KC from other markets... but you have someone who cares and will stay on top of it.. they are vertically integrated when you walk in the office PM is front and center.. not much gets by Sean I can certainly tell you that..

Now their spiel since the merger is that Costar listings are integrated into Loopnet giving you access to more properties etc. so they jacked the price way up.

I asked my lender this same question a few years ago and his response was simply that if someone wants to be a serious investor then that one indiscretion could potentially jeopardize their investing future forever, at least in regards to building a team of people with integrity.

I haven't spent a lot of time with their MarketMinder as without integration with the OTA's I might as well manage the pricing myself. 

They have recently integrated QuickBooks with it.

I integrate it with Quickbooks for accounting.

Currently I still have about 50k in equity "leftover" after I bought out the X and the house is almost completely upgraded (new Integrity windows, fiberglass and wood doors, replumbed, new driveway, re-insulated attic, new bathroom, new 300 sq. foot office downstairs, new septic put in by seller in 2000, new paint in and out etc.).
