Buying in a better area will at least help by attracting the right kind of tenants.

This is where I’m going crazy, the lender is requiring that I switch over to the replacement policy before we can finalize the refi but that kind of premium will cause me to go negative cashflow.  

- when you’re setting up so you can escape w/o consequence or cost- it seems kind of sleazy.

My realtor told me that this is kind of unique, so it is not really the norm here in Omaha.

There is no capacity for making contributions to an IRA in-kind, and the IRS certainly has no interest in trying to properly attribute value to an individual's services as contributions - so much room for mis-interpretation and malfeasance....
