I would like to think that the square footage and location drives the price not the layout.

I'd be fine with DR Horton because they seem to have the best value per sq footage, but from what I hear, they only build standard homes in select communities only.

It is definitely a value-add for most buyers.Below grade living areas will not be included in the listed square footage.

One of the spaces is a restaurant the other is a complex lease that includes building square footage....

Permitting a space currently not counted in square footage from a comp perspective might as well.  

It's fairly large and has an unfinished attic that we are going to finish out to add square footage.

You will need to make your own comparisons of square footage, home configuration and features, etc.Having an agent on your team is quite helpful, especially if you can involve them in closings where they earn commissions to survive.

We have the luxury of being able to keep rehab costs very very low (often times 50% of estimated) and we can add rooms bathrooms and square footage to homes.

The square footage is 700 and 950 so they're about average size.
