I live in the Inland Empire here in SoCal where the typical property is too expensive to get a really good return. 

My dad created a sales empire doing this.. top producer by1969...

Hurricanes are not a big concern as it's inland enough to avoid most effects other than a direct hit to SC's coast.

I'm a firm believer that - within the "reasonable parameters" - there is no wrong or right, just variations of things of which some will suit person A and other(s) will suit person B.As a very general approach I would say that if you plan on building up a cash-flow generating "empire" you probably want to leverage as much as reasonably possible so as to rather quickly increase the numbers of units you own.

Hopefully there is someone or a group out in the Inland empire or Los Angeles areas I can connect with and just talk through the real estate ventures.Thanks and hope everyone is having an amazing Sunday.Darren

Something tells me you'll enjoy working for yourself and building an empire a lot more.

A w-2 job is a side hustle but a temporary one while you get your real estate empire built.
