@Alexander FeliceGood strategy if you have the cash on handAnthony GaydenSeems like you are right in that you can't really predict when and how bad the next one will be, but you can prepare ahead of time and perhaps pick a point when the deals are just not good enough and extra cash gets put into savings or extra principal payments instead of the next investment

That means either your rent to value ratios (RV ratio) are not high enough in your specific market or you're not buying the "property right," or getting a good enough deal.As an example, in seattle core market even if you get a deal at 60-70% of ARV you will still barely cash flow and or will lose money if you try to refinance and recoop all your "costs," back because the rent to value ratio is too low here.

Sometimes you can sell package deals on Loopnet or you can post in the BP marketplace, but if the properties are good enough and priced a bit below market you should have no trouble selling them as a unit.

There are advantages and disadvantages to both, but at the end of the day, if you can find a good enough deal, then I'd still say you'd be wrong to pass it up.
