Your one-bedroom condo may not be a great fit for insurance company relocations (for families displaced by fires), but if your other rentals have two-three bedrooms this may be another way to fill your rentals.I haven't done this, but follow a MTM guy on YouTube that suggests driving by the local "Extended Stay" hotel and looking for company vans in the parking lot.

@Andrew Lax I just used google and looked up California ( sf Bay Area ) and it’s said and every 40 year appreciation of 6 percent, I have no crystal ball but if history repeats itself then I may not be to far from real numbers , who knows ?

@Mike HaworthIn situations like this, I also skip-trace the residents on either side of the target property.Those close neighbors can be a goldmine of info on resident history, any recent comings and goings, and last known contact info.

Exactly what Erik said. 1 to 4 units is residential (sfh, duplex, triplex, quadplex). 5 and above is considered multi family.
