As @Paul Timmins posted READ....READ.....READ........Books by @Brandon Turner, Millionaire Real Estate Investor, ABC's of Real Estate Investing, The One Thing....and If you have a I pad or whatever devise you have put the books on the devise and you can read wherever.  

My advise to those young and starting out with a intention to succeed is to not tie yourself down in a relationship unless the person is as driven as you and can contribute financially to the plan.

It kept me driven, focused, and honestly, pissed me off a bit.Now that I've done my homework on what to do and more importantly what NOT to do in real estate, those same people have had to eat crow and admit that I do know what I'm doing and that they were wrong.  

HELOC is driven on personal credit rating, home equity, etc. and nothing to do with new LLC/LP entities.  

Party A is the party that was issued the warranty deed and mortgage.  

I really am driven to one day have my own real estate secondary business and I believe that Cuyahoga county is a great place to start.
