My agent was a super-nice lady, maybe 75 years old and no idea about investing.

The tenant is an older lady and i don’t want to be the bad guy but I also want to make the best financial decision I can. 

There are way too many variables to answer this beyond just a wild ballpark, let’s say $10-75 per square foot but depending on the actual project, scope of work, choice of finishes etc. it could be well outside of that range on either end. 

We talked and I told her I'd be interested in it (1800 sq built in 1952; 1+ acre fields behind that are forever wild; mid-century feel to it newer vinyl siding/newer windows/new roof). 

It's crazy there are still many thousands of these things out there in the wild (millions installed originally from 1950-1980).

I have a couple ladies on my team that pick our colors, cabinets, countertops and so on.

My tax lady said it’ll be considered a loss and not to worry about it.

They have does big things like help the State of Hawaii during COVID as well as the recent Maui Wild Fires. 

And not just Bitcoin (which I own) but the “meme coins” too, it’s getting 2020/21 wild!

The response rate was great, and we ended up finding an older lady who was moving to a senior living facility and wanted to sell the house as-is with no contingencies.
