I currently live in Edmonton and am trying to learn about wholesaling aswell.

In working with many investors/wholesalers, I have never seen such a large non-refundable deposit on a property being wholesaled -   $1-2K is understandable with no inspection contingency.   

We cover everything from wholesaling to asset protection strategies.  

The saddest part is that I am completely new to wholesaling and this is my first experience with a guru that I have entrusted with my money, which I don’t have a lot.

@Brandon Croucier what skills do you suggest I learn that will help me in wholesaling

Listen folks, the Gurus saying wholesaling is a low $$$ deal type are wrong (lieing).

I am a licensed agent in VA and have some experience in wholesaling.

I’m interested in transactional lending, wholesaling, flippin’, and buy and hold eventually.
