The tenants already there have bad habits and the old landlord likely let them do whatever and didn’t screen them like you would .

Does anyone know if that is a vital area?

In my country isn't the habit.  

You just can't break the habit!!

A property does not usually hit the email blast phase until it's been picked over by others in your areas, so most of the time it will not be a deal....But if you get in the habit of looking at all of them and analyzing a few per day, it's a great exercise to sharpen your skill AND get to know the area.

Mine are specific that if air conditioning is provided it does not effect habitability and it is not guaranteed.

So that is where my journey started.I decided shortly after that to really take a look at my spending habits and see just exactly how I spent my money.

Starting to network and building a team now will be vitally important to find those off market distressed deals.
