The idea of restricting what you do with your own cash, just because it was a refi, is probably unconstitutional.I know a lot of people investing in Texas from both inside and outside Texas. 

I would say the posts above are great ideas to try first before taking legal action.

My idea is to put 20% down on a $1 million property, with the remaining $800,000 paid off over 8–10 years, depending on how much yearly income the seller would want.I’ve seen a lot of discussions about using seller financing for investment properties, but not much when it comes to primary residences.

Not to mention the idea of my “business†relying on my friends and family also being suckered into signing up is just appalling.

Going forward it would be good to specify that your property management software is the only acceptable method of payment in your lease (if not done so already).It might also be a good idea to check the pre-existing lease to see if they have any clause like that (sounds like you already did that).

In most cases, I don't recommend renting out your primary residence especially if you have no rental experience and that is because usually your primary residence was bought without the idea of renting it out.

I gave them consistent feedback for years and still believe they could have made $10m or more off of my ideas.

After they book, it's still a good idea to use the platform app for communication because then the platform has a record of what you and the guest have said, in case you need it when a guest does damage and admits it to you, but later denies it to the platform.
