If you feel uneasy or don't know the answer to a question you have, well your question has been asked here hundreds of times, therefore, there is already an answer waiting for you.That doesn't mean you'll ever feel like you know it all when you make your next steps.

For this reason, I can understand your uneasiness, as I feel it everyday too.

@Patrick Menefee That is definitely an interesting option to think about... and you are right, the risk appetite is what is making me uneasy! 

I feel sort of uneasy with moving forward but this would be my first rental so I am not sure if I'm nervous or if it's the under market rent that is bothering me the most (under market rent annoys me every time I see it). 

I will say that it makes me more than a little uneasy when people are against putting things in writing that we have verbally agreed on.
