You will have a challenge renting it for $3K unless it is unbelievable and has all the crazy upgrades that people are looking for.

I purposely hired addicts in recovery who were learning new skills, who have remodeled my houses, people who started their own business doing lawns and power washing, painting. 

if you mean net like Net from collected rent  that could be pretty tough in 3 years unless you stumble into some unbelievable deals.

They have been so faithful with what God has given them and were there for me midst a time of my life I was battling a massive Addiction.

Starting now will make your life unbelievable.   

I am compensated unbelievably well for my work, and what's even better, I'm compensated in both increased rent and equity, not a one-time paycheck.The bad news is, you can look forward to at least a five-year apprenticeship, you have to have reasonably good hand-eye coordination, the job is more dangerous than most, you get no respect, and you'll spend too much time alone trying to motivate yourself.

So, I can't remember what my excuse was, but I terminated the tenant's tenancy at some point to avoid legal problems.My point is; some people breathe out excessive and unbelievable amounts of moisture.

Addiction is a very difficult struggle and I admire anyone who fights that battle.
