The “funny” thing is, I found out about this situation bc last summer I had to replace the line well into my neighbors property because it was the old style pipe and had roots growing through it.

You gotta Root them out on your own sometimes.

So on some of my deals we did were i was going to say bust a 40 into 4  10s  were the buildiong pads were and the access roads we would try to push over the tree's so the root ball popped up instead of trying to dig those suckers up. 

You did exactly what was needed and saved several hundred too.The main thing missed in discussion so far is the root cause of it going South. 

Both trace their roots to really poor lending practices.

If you truly had a "good" deal someone would buy it if you did the work to get the property out.There are a few ways to wholesale but only one way a great wholesaler builds a great reputation and that is the grass-roots route path of finding a serious buyer and doing everything you can to understand them, their process, their ideal investment type, their ideal investment market, and then finding a property based on your buyers criteria.

In my opinion the student loan crisis will be the root cause for the next recession.
