Hello Jennifer,I am not investing in that area, however, to learn what the rent trend is (going up or going down) in a particular area I use rentometer.com (see image below),Or I go to zillow find "19151" rent listings and call a couple of places to get a feel of the area.

I owned a duplex in Ferndale (a trendy inner-ring suburb of Detroit) from 2005-2018, and intermittently lived in part and rented it, so I have experience on a small scale with finding tenants and managing a residential property. 

I used to live in/own a condo in a high-rise building in a very popular area on the north side of Chicago, off of the lake, with trendy restaurants and bars nearby.

Rentals in this market are strong and you can command higher rents for more "hipster" or "trendy" neighborhoods compared to Vista/Escondido/La Mesa/Santee. 

I finally made the jump from residential to commercial.I am under contact on a hold historic home converted into a 5 unit office building near a popular trendy/quaint down town area.

If you are in an area where folks wear smooth soled boots and dress shoes ok, but if its a sneakers type of an area, look at your floors carefully.I do not think it added anything to the house's value wise.
