Does it need work and you want to renovate or are you happy with them and maybe want to offer an extension or renewal? 

That will force them to offer you better terms if they want your business.

There is also a fair out of traction you can get by some deals that could be quick flips/wholetails that are on investorlift ...dont be afraid to offer 20-30% less than what people are selling properties for. 

A lousy deal and you may have to offer a very low rate just to entice a buyer to bite at all. 

They are still a marketplace, but are working hard on transparency, data aggregation and reporting for buyers and trying to offer a nice alternative for investors who want to go the passive route.  

To those naysayers that are calling out "conflict of interest" and "huge markups", it is simple enough to offer your maintenance services as an opt-in choice.

My goal for learning this skill, is not to just underwrite my own deals, but also to have something of value to offer a potential coach, mentor, or partner going forward!
