A development project can have a very nice upside if done right. 

I've done some flips in Hawaii at much larger price points but the Midwest in my opinion is still one of the best markets for cash flow. 

Knowing that I'm not the only one is very reassuring.

It's tough to work with corporate seller's.However, there is a TON of investable inventory in the Atlanta market right now that is institutionally owned where there process is very ridged.

To the bank it's a good deal because there's 40% equity in the property.
