@William Hochstedler That works well.. a lot of RE now a days is about teams and team work. 

Now the team works great from acquisitions to rehab to rental or flip.

I always went there on the weekends so I didn't know how the contractor and the team worked.

Its great to hear with the right team working together you can actually achieve what you set out to do. 

A smooth 203k deal is dependent upon having a top-notch 203k consultant (when the renovation costs are over $27k or so), a good contractor, a sharp lender, and the teamwork among those 3 and yourself.

I have had these issues about 15% of the time I have two quiet titles going now... because of improper notifications and lack of probate.I fund high volume operations like yours been doing it for more than 20 years.. my volume rivals yours .. in 12 markets... so I understand deal flow team work and High volume real estate transactions....

I like to take a teamwork approach. 

Our team works with investors all the time and we have a full team of agents, a property management company, and tons of vendors that we know and trust.

The team working on them is a bit slow but a significant amount of progress has been made.For #12 we took on a new contractor (my cousin) who has a ton of experience in these kinds of renovations.

I can now understand what you share in the podcast, especially after watching you and your team work.
