I've never really heard or seen anyone tackle the issues of escrowing taxes and insurance when setting up an owner finance deal.

As a newbie, this would not what I want to tackle.

Wholesaling is one thing I would like to tackle, but BRRRR is a strategy I really want to get into.

I'm in the process of refinishing the hardwood and updating the bathroom, then just tackling some minor cosmetics before moving in.

If you've got the experience and can tackle these types of projects, you may want to start out with one and see how it goes.

I personally was targeted by a tenant group that spammed my google reviews trying to avoid a small rent increase....those reviews are not as telling, but management never returns calls, property owners complaining of similar things are very telling.
