I also like her credit score of 700+. 5000/monthIf you can get 2 months security or last month prepaid or a guarantor would sweeten the deal.

We negotiated with the seller directly, managed to sweeten the deal with an agent commission (we got paid at closing to buy this!!).

However you might need to sweeten the deal for the homeowner if they aren't interested at first by giving them favorable interest rates.
