I was pushing hard to acquire a residential multifamily before I left so I didn't have to couch surf, but without proof of income and a valid reason to move to TN, I wasn't able to make it work.

I'd keep that 10k for reserves, keep saving to build the accounts, sink your teeth into learning about the local market (REIA, local real estate agent relationship, Zillow/Trulia/Realtor.com surfing, etc.), and then house hack using an FHA loan to start.
