I probably spend at least 2 hours of my day checking Facebook, surfing the web, or watching Naked and Afraid.  

I am currently finishing the Book on Flipping houses and when I am not reading it - I spend all my time listening to podcasts, real estate audiobooks, and surfing BP for knowledge.

I was pushing hard to acquire a residential multifamily before I left so I didn't have to couch surf, but without proof of income and a valid reason to move to TN, I wasn't able to make it work.  

Maybe this a dumb question but I been surfing sites like foreclosure.com and xome.com and it seems like the last 15 comps I did the sites are asking top dollar for these homes.

Your in Waianae so you should know about the Makaha surf side condo's there are lots of parking stalls that go for tax sale but there not worth anything.

Call every bank and credit union you can find on the State's website (they should have a list of banks legally allowed to operate in the state some place).Then start surfing the web looking for information on these folks and then start dialing.

I'd keep that 10k for reserves, keep saving to build the accounts, sink your teeth into learning about the local market (REIA, local real estate agent relationship, Zillow/Trulia/Realtor.com surfing, etc.), and then house hack using an FHA loan to start.
