I want to pivot careers into the real estate world, but am seeking advice for what type of jobs I should be looking for.

assuming they would not restrict your use of the property for investment purposes I have to wonder if this would be an efficient way of partnering in the beginning of your investment career?

I continue to wait around on others to respond and want to get started on my real estate career and investing. 

We are in good and respectable careers so I am not worried about him defaulting on his half.

They purchase properties, rehab, or build with the hope of increasing the value, and then find themselves holding onto these projects and renting them out when they can't find another suitable investment.

We worked in NYC for the majority of our careers. 

How do I find off market deals and wholesalers that can find me suitable properties in need of renovations to purchase?

Over my career-span I have completed about 84 conversion project's, turning SFH into MFH.
