I usually like to read the "Trending Discussions", but this nonsense of Mike talking to himself for 10+ pages across various threads is getting old.Very little substance on an otherwise great topic.

If the members structure and capitalization stay the same there's probably no problem with immediately since that is easy to show intent, chain of ownership and consistent taxpayer in substance.  

We don't want to be poisoning our new home owners with toxic substances in the house.

This is not enough information for anyone to provide any input of substance.

E-mail says tenant has been admitted to a long-term treatment facility for substance abuse.  

It sounds to me that your tenant and his GF are either abusing substances, mentally ill, or both.Hire an attorney. 

One question I can't answer for myself and can't seem to find any real good substance is: Should I pay off a house prior to buying another house?

The issue is the economic substance of hiring your children.Children typically do jobs that are worth maybe $10/hr.

Be ready for environmental / fire inquiries such as whether fuels and lubricants will be stored on the property, disposal of such things, fire suppression systems, hazardous substance containment, welding torches and other flammable substances, etc.
