Anyone have suggestions for general contractors/electricians/plumbers and sliding/exterior work?

When I see a good drop like today on volume of about 2B, I may buy some.Curious if you have any thoughts on the price slide of bitcoin since this thread was last active in August, J? 

What happens to the remaining debt if the 1st lienholder (or 3rd party bidder) takes back the property in the subsequent foreclosure? 

Conventional financing has very specific rules to follow and falsifying information on the application to get a better interest rate or to qualify and then subsequently closing on the property is a really big deal.There are loans out there that do not require seasoning of funds, would allow your friend the investor to not be on the loan (or be on the loan if he/she wants depending on credit), but it's not a conventional loan and the interest rates are not conventional interest rates.  

Just bail....cash for keys.....I wouldn't be surprised if 75%+ of bad tenant "endings" don't go down as a legal recorded evictionHe lied....knew he had an eviction....he didn't forget it.....he lied about a subject that is very critical in the screening process.If he had told you 'hey I had an eviction 14 years ago, but here are my last 3 landlords contacts so you can call for references" then I may let it slide once I check his storySo unless this guy is a superstar in every other screening category, ....AND my tenant pool is otherwise junk.....I would 100% pass.....

@Jason Hill if you have no experience with fire properties it makes it hard to estimate repairs and subsequently wholesale.

Note the front doors, and what the window down below implies too.People dropping $200k on ADUs aren't subsequently selling those homes for $200k more.

@Michael Lear if it was decommissioned and showed a subsequent liakne then it should be indemnified by whoever was paid to decommission it

You might want to start with a personal loan and then slide it under a LLC.
