How messed up the other utilities are, how much has to get torn up and infrastructure done before any rebuilding can take place.

I just don't want to start working with a realtor and waste time and end up with no real solid prospects for buying.

Life started moving fast as many probably can understand and I completely fell of track.

And have you thought about building back utilities?

It's pretty easy to see that real estate proces peaked around 2007-2008 and then crashed during the Great Recession.Around 2011-2012 prices started to recover and got back to their pre-Crash highs around 2015-2016, but really 2018-2019 when adjusted.So, why are newbies reading books written BEFORE 2019 and thinking that you can still successfully invest using the EXACT advice in these relatively "old" books?

One thing I wish I knew starting out was the true overhead of running a RE business it can be pricey if you don't run your numbers right.

Consider starting small by house hacking a single-family home, renting out rooms, or adding an ADU if possible.
