As you alluded to, sometimes a passive note investment purchased for monthly payments “goes south”, and becomes an active participation investment, with plenty of additional capital required for legal fees, forced place insurance, and property taxes.  

Legal Protection – It's important to have a solid contract in place, typically a promissory note and a security agreement that outlines the loan terms, interest rates, repayment schedules, and collateral (often the property being financed).

Then once the 1031 is done if “legal” take a loan out an buy your new primary house.  6.

I don’t know about A2 specifically.  

In our case, we are focused on Northern Virginia (specifically Alexandria, VA).

I wasn't really certain of specific desirable spots nor the typical market rents and such for various units.
