I would first advise the client to look into the foundation of the structure and then understand that the shared walls are not meant to be exposed.if the property passes the location test, then i would move to structural test, then to water mitigation test.It is likely tho that there will need to be some sort of reinforcing done on the structure regardless of its current condition.

(Sometimes larger jobs do require deposits, but we are working with companies we have used many times in the past or have some sort of draw schedule as work is completed).

My advice if you could build a small team with payment of 50% or some sort of percentage of your spreads as payment .8 director of your marketing campaigns it will be that employees job to buy things like the Deal Automator that makes marketing easier and more consolidated and less all over the place Carry what did Deal Automator does is take all tools you need as an REI and consolidated into one platform

Reserve requirements vary greatly from lender to lender but you have to acceptable reserves of some sort as well.Lastly, keep in mind, many lenders will not consider managing properties where you are not on title as experience.

I would share the cold hard tenant ledger and let the next LL decide how to interpret it.As far as lying, acting as someone's accomplice in a fraud make you both rather bad people and sort of undermines your stated reason for looking to do this in the first place.

I found all sorts of things to reference for an eviction including excessive damage to the property, signs of an animal, lack of yard maintenance, oil spill on driveway, smoke detectors removed, the unit smelled of smoke, appliances that came with the unit moved off site ect...

I assume that you would have some sort of guarantee on the lease if there is a hail storm.
