This risk can also be further minimized by placing the property in trusts which appear to be for estate planning purposes but in actuality are in order to move them underneath the protection of your LLC.

I was just hoping that there would be some creative way to get the property out from underneath the SDIRA w/o having to sell it to someone else (refi, assignment, subject to, lease purchase, anything) so I could start growing a portfolio that not only helps my retirement, but also helps me in the here & now.

As a wholesaler, am I supposed to perk test it myself (I was trying to pay little to nothing out of pocket on these deals), or do I include a clause in my contract with the seller that allows the buyer to conduct soil test and the deal is contingent upon results.
