For my tenant the foreclosing bank actually rented a 2 bedroom house to a registered child sex offender and his criminal unnamed 'friend' for $300 a month total and it included water, gas, electricity, sewer and trash!

Also consider paying for their move, for the cost of a U-Haul you can relieve a lot of animosity and make it less likely they will damage/ steal stuff on the way out.

Hi Syed, it is a good idea to proceed with the full spectrum of screening (an option that lets you pull not only their credit score, but also a full breakdown of their credit history, and also includes a nationwide criminal background check, sex offender registry list, and eviction history check).

Here's what we've thought of doing (not real estate related though): Raising small-medium livestock, farming herbs and veggies, building a grow house to farm year round, growing microgreens (currently testing), raising chickens (currently doing), starting a u-pick farm (currently considering), building the property out for farm/homestead tours (this is coordinated year round by our county)...Obviously none of these are real estate related, but just ways we though to utilize the land.

As you are a dual citizen, you'll need to include the sale on both your AU and US tax returns and follow the relevant rules by country on whether you get a main residence exemption.
