I am still obligated on the interest payment regardless of how much has been deployed but that is worked into the fund proforma and can be covered by deal cashflow.As to resale price, one of the last one's I did I sold for $125K and had a private loan for $85K which I wrapped.

- FYI: it's only illegal to try to rent it out, the property owner can usually legally live in a nonconforming basement unit.If you do all this you may still negatively cashflow each month, so make sure your income can cover and/or your cash reserves.If you do this successfully, you will learn more in 1-2 years than you would reading here on BP for 5+ years:)Good luck:)

You can cover the wire mesh with drywall patches (they tape on wall and across the wire, white/paintable, different sizes) as the wire mesh is what will prevent the rats from eating their way into the property (the covering material is cosmetic only).

Real numbers- purchase 907k,rehab , closing costs, soft costs, 840k, all in 1.747 mil, basis for each unit should be roughly 291kappraisal of each unit minimum 400k , so 2.4 mil if for all 6.I might refi only 4 out of 6, that will cover initial loan amount.

This statute section covers items on PMc's, and as detail here, an exclusionary clause to the statute which via that exclusionary clause it there in becomes an empowerment for the referenced actions being exempt from the prevailing statutes for that item.
