Rework the kitchen layout, add a fence if the budget allows, finish off a basement, remove outdated features, create a new attic access with steps, etc.

If the vacancy is greater than 60 days, the improvements include anything structural, or a complete rework of electrical or plumbing, you probably should go with a Builders Risk policy.

unfortunately, I don’t have any contractors to share... but cost really is based on how much of the house needs to be reworked.

On the MLS, rework the criteria to show what has been on the market for the last year.

It's not worth the risk of a re-work, and if things hit the fan. then that's on you, if repaired, it's on them.
