The Piney Woods region is in East TX which is abundant with recreational areas.

Bring in pictures to the stores and see if they can recreate that for you. 

The only Bad thing about Ellicotiville is Hard to get Financing b/c alot of Banks View it as a "Vacation" / "Recreational" area.

Plus it has a nice size gatedside where I can roll in a small booat or recreational offroad quads or buggies which I would like. 

Not residential but recreational that will ultimately attach to an existing residence.  

Build on their idea of making it more recreational, short term rented cabins with a tourist twist, that way you can go commercial as a "camp" destination that has more appeal and lending history for a lender; and2.
