Thanks, you may have a point that my broad spectrum message is hard for me to articulate in a way that is seperate from the herd of other investors. 

Your best bet for cost savings and ROI for energy upgrades is to insulate and seal your house from air infiltration, BUT if you really want to install an efficient heat system go for a in-floor hydronic radiant tubes.

The basement is a great place for a coin op laundry that will give you some weekend fun mon(ey) Also stay away from old (pre 1955 prox) buildings with plaster and lath that have baseboard (radiant) electric heat unless you see the electric bills and they are reasonable.

Maybe a whole bunch of electric space heaters that blow hot, dry air out...not the radiant oil style.To be safe, you'll likely want to call in a professional remediation service.  

I have my own company as a principal broker and 12 years in for commercial real estate.These companies generally get the new agent list from the state testing companies and the real estate commission.There is a ton of agents right now because the herds jump in when they see the market is good.
