@Nathan Harden- agree about OH ....I went to school at Miami U and lived in columbus area for a few yrs  ...many friends that still live there ......I live in Seattle proper ( near  Magnusson Park ...also  own  2  properties in Mason County ......father in law lives on  close to 10 acres close to downtwon Medina so we will be dealing with  figuring out the  best thing to do with this  as he gets  older ( he is  83 now) ...stay in touch

You must give proper notice before each showing, you must give the renters the opportunity to buy the house first, and the new owner will have to honor their lease if they intend to stay.

Not a position anybody wants to be in, but he apparently doesn't disclose that.There are ways to do this much more safely, but of course, you need proper training and to be told what to avoid.It is predatory.

But 1031ing your current land into better production land that you rent out can be a very stable platform.  

Can anyone recommend software which would accept monthly payments (from me to seller) and create proper 1099 forms for tax purposes at year end? 

Give proper legal notice of non-renewal and get them both out.

As I mentioned in my post, if you don’t have a proper team in place to work on deals like this depending on this company to see you through is just smoke and mirrors.Thanks why won’t deal with them anymore.

Less oversupply with that product type and more renters that were renting the more expensive bigger cabins are choosing the lesser ones because they love the area but don't want to spend as much on rent.We've talked with several long time investors out there and there isn't a one that have held on to their cabins over time that aren't still adding more. 

The internet companies that failed, failed because they didn't have a viable product or service, not because of the underlying technology of the internet.
