Hi Ian,In almost all states there are limits to what an unlicensed people can and cannot do, just think of the medical profession, can you prescribe prescriptions?

@Brandon Sturgill There is no prescribed holding period for the relinquished property of a 1031 exchange. 

I did the basics as prescribed – (a) Established the invest $ (b) Identified the locations that I wanted to invest in: decent neighborhood(not best but not bad either), good school district, lower crime rate, reasonably high sale and purchase of properties, etc.
