Oil has plummeted. 

The bank makes like they are going to do something, but, if they show all their non-performing loans that are on the books, they would have to declare bankruptcy or their stock value would plummet.

BA buyers were paying 300 to 350 for PHX 30 year old 4 plex.s  when the crash happened those things went vacant big time and the value plummeted to under 100k and many were sold for no kidding 50 to 60k for the whole 4 plex..

However, if the value of this property plummets then you would have to PAY OUT the difference between the loan and value of the property when you sell.

The only good part of Pottstown is that the housing prices have plummeted and foreclosures are plentiful.  

I started watching the Phoenix real estate market back in 2008, around the time the value of our 2nd home in California started to plummet.

I do see a risk involved with values of SFH...what if things get worse and the values of my rentals plummet even more.

I currently own two properties--a condo with a negative cashflow (my first residence, lived there for 9 years, property value PLUMMETED with the market crash.  

Once the low end starts to sell again the reported median prices will plummet but in actuality the market will have begun to improve.
