My wife and I earn over $350k a year in our jobs and all of that is now going to pay down debt.We have the option to increase our HELOC to unlock some more capital which I'm considering doing to try and get a good return on my money and pay down the debt faster, but given past experiences I'm not convinced it won't end up with more debt.What would you do at this point?

@Mitch ProvostFrom my experience of working with over 400 investors, your property near Texas A&M in College Station/Bryan has strong investment potential due to the consistent demand for student housing driven by steady enrollment growth.

I personally concur .. they charge 6k to join the club they bring in folks who have no experience and set them lose.. with so called training..

So, we network and build, and then learn, based on our past experience, how to analyze more efficiently or how to shrink our buy box.

They cover all appliances, flooring, all those use components that can and will experience wear and tear.

The fact that you have already owned and sold a rental property gives you a great experience to start from.In terms of the best place to invest - that is whatever place meets your criteria, goals and investing style.Personally flips have not been working as well for me lately, but when we get the right BRRRR deal those are still working well.

You can't really predict for a creative business mind and how they might craft a guest experience that stands out in their market. 

You don't need to know everything to get started; you need a foundation to build on, and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.
