Major platforms like Airbnb now remit these taxes directly to the city, which simplifies the process but places more scrutiny on unpermitted listings. 

What platform do you use to send it out?

I do a rent by room strategy, and I use a tenant application platform (Turbo Tenant which I love) but they're having trouble inputting their info....Is there another way to verify income, credit score etc with a foreign visa?

The leads are marginally better than other lead platforms like Zillow. 

You can get the best of both worlds on cash flow and appreciation by doing short term rentals once you move out, or by doing a house hack, where you rent out an ADU or separated basement rental on short term rental platforms while living in the other piece of your house.
